Avatr Car Showroom MEP Works - Leading MEP CONTRACTOR in the UAE

We are pleased to share the successful completion and handover of the MEP works for the newly launched Avatar EV Car Showroom, a premium Chinese electric vehicle brand, located prominently on the right side of Sheikh Zayed Road after the Second Interchange towards Abu Dhabi. This unique space, spread across 675 sq.mt, includes a stunning showroom area, four executive offices, a meeting room, a pantry, and a washroom — all carefully designed and executed to reflect a modern, premium aesthetic.

RCP Coordination

To support a seamless MEP-RCP integration, we proactively requested the false ceiling and lighting design layout from the client early in the process. We then proposed multiple RCP layout options — carefully balancing accessibility for maintenance and operational efficiency, without compromising on visual elegance.

This collaborative approach allowed us to raise ceiling levels beyond the client’s initial proposal and optimize the placement of access doors for future servicing needs. The client highly appreciated our attention to detail and design sensitivity.

Air Conditioning (VRF System)

The original design included ductable DX split units. However, after a detailed presentation on the long-term energy-saving benefits and system efficiency of VRF technology, the client agreed to proceed with a complete VRF system.

Special attention was given to the placement of indoor units to ensure ease of access for routine maintenance, especially given the mixed ceiling conditions (areas with and without false ceilings). We ensured that the majority of ducting was concealed, maintaining the showroom’s sleek and clean look. The total air conditioning capacity installed was 32 TR.

Ventilation

The ventilation design was executed in compliance with ASHRAE Standard 62.1-2007. Accurate airflow calculations were conducted to ensure excellent indoor air quality and maintain the desired pressurization levels. The pantry and washrooms were designed with negative pressurization to prevent the spread of cooking odors and unpleasant smells to surrounding areas. Meanwhile, all other zones were maintained under positive pressure, promoting a healthy and well-controlled indoor environment.

Electrical

The existing SMDB, with a connected load of 400 kW, was modified to support two separate distribution boards and four VRF outdoor units installed on the roof. The interior space was reconfigured to accommodate two distinct EV brand showrooms. To ensure optimal performance and compliance with DEWA regulations and industry standards, dedicated distribution boards were installed for each showroom.

Why was this setup chosen and how does it benefit the project & client ?

Each showroom is designed to have its own distribution board, giving it full control over its lighting, power outlets, and other devices. This setup ensures issues like faults, overloads, or scheduled maintenance in one showroom won’t affect the other. Upgrades or repairs can also be carried out independently in this way. Overall, this design makes the power system more reliable, efficient and safe.

The electrical scope included installation of power points for general power sockets, high-impact LED screens, light boxes, illuminated signage, brand logos, and specially planned floor boxes for EV chargers and VRF AC units. Lighting design played a key role in enhancing the showroom’s visual appeal. Remote controls in lighting systems allowed to adjust, control, and automate lighting remotely, offering numerous benefits and increasing overall comfort and energy efficiency. From the installation of electrical wiring to cabling for power distribution, lighting, and data systems, we ensure that all connections are safe, efficient, and future-proof. 

Plumbing

The pantry was newly added to the layout, requiring us to extend existing drainage and water supply lines. The area includes built-in ovens, a refrigerator, a water purification system, and a water heater. Plumbing work was executed neatly, integrating all appliances with minimal visual impact. As for the washroom, the layout remained unchanged, but we replaced sanitaryware as per the client’s new selection, ensuring smooth installation without major modifications to the existing plumbing.

Handover

The project was completed and handed over on time, culminating in a grand opening event. We take pride in having contributed to this high-end showroom, aligning both functional MEP performance and architectural aspirations.
